Build Your Dream Home In Broadkill Beach
Like many coastal communities in Delaware, Broadkill Beach has a rich history tied to the state’s maritime past. Nestled along the Delaware Bay, this quiet seaside area is known for its relaxed atmosphere, scenic views, and close-knit community. While it’s smaller and more laid-back than nearby resort towns, Broadkill Beach offers a unique charm that continues to attract homeowners looking for a peaceful coastal lifestyle.
Many of the existing homes in Broadkill Beach reflect its history, with older cottages and beach houses that have stood for decades. While these homes offer character and nostalgia, they may not always meet the needs of today’s homeowners in terms of layout, efficiency, and modern features. If you are looking for something fresh and new, our team can help you build a gorgeous custom or semi-custom house in Broadkill Beach.

About Carl Deputy & Son Builders
For nearly four decades, Carl Deputy and Son Builders has served homeowners across Delaware and Maryland’s Eastern Shore. We handle both new construction and renovation projects, offering a full range of services tailored to each client’s needs.
Over the years, we’ve built a reputation as a trusted custom home builder by focusing on quality, transparency, and collaboration. Every project we take on is approached with the goal of delivering a home that reflects your lifestyle, preferences, and budget.
Much of our business comes from referrals and repeat clients, which speaks to the relationships we have built along the way. We believe that communication is the foundation of a successful project, which is why we prioritize an “open-door” style policy when it comes to keeping our clients informed and answering questions.
Each project is overseen by a dedicated project manager who coordinates timelines, provides updates, and ensures that everything stays on track. We also schedule regular walkthroughs so that you can see your home’s progress and provide input throughout the process.
In addition to strong communication, we’re committed to the highest standards in construction. We use premium materials as part of our baseline, not as upgrades, and partner with experienced subcontractors who share our attention to detail. From the foundation to the finishing touches, every element of your home is built with care.
We understand that building a home is a major investment, both financially and emotionally. Our goal is to make the process as smooth as possible while delivering a finished product that exceeds expectations.
Custom Home Builders in Broadkill Beach, Delaware
At Carl Deputy and Son Builders, we offer both fully custom and semi-custom home building options. A fully custom home allows you to design every aspect of your space, from the floor plan to the smallest design details. A semi-custom home provides a starting point with a pre-designed layout that can be personalized to match your style and needs.
We can build on a lot that you already own or help you find a suitable homesite in Broadkill Beach or nearby communities. Choosing the right location is an important part of the process, especially in coastal areas where factors like elevation, flood zones, and proximity to the water can impact design and construction.
Once you have a piece of land, we move into the design phase. For semi-custom homes, you’ll select a floor plan and customize it with your preferred finishes and features. For custom homes, we collaborate with you to design a layout that fits your lifestyle from the ground up.
After finalizing the design, we provide a detailed estimate and contract. These documents can be used when securing construction financing. If you need it, we are happy to recommend trusted lenders in the area.
Construction will then begin in stages, starting with site preparation and foundation work. This will be followed by framing, roofing, and installation of major systems like plumbing and electrical. Interior work comes next, including cabinetry, flooring, lighting, and final finishes.
Throughout the build, we invite clients to participate in on-site walkthroughs, often referred to as “muddy boots” tours, so that you can stay involved and informed. These visits provide an opportunity to ask questions, track progress, and make adjustments if needed.
Finally, once construction is complete, we will schedule a final walkthrough. During this tour, we will review all details of your house and its maintenance with you and complete any punchlist items. We will then schedule a closing to transfer ownership to you so that you can prepare for move-in day.

About Broadkill Beach
Broadkill Beach is a small coastal community located in Sussex County along the Delaware Bay. It is nestled between Primehook Beach to the northwest and Beach Plum Island Nature Preserve to the southeast. Known for its peaceful setting and natural beauty, it offers a quieter alternative to the more bustling beach towns nearby (such as Rehoboth Beach).
The community has long been appreciated for its connection to nature. Residents enjoy access to the beach, opportunities for fishing, stand-up paddleboarding, and kayaking, and scenic views of the bay. It is considered a horseshoe crab sanctuary where you can watch these animals swarm the beach while spawning in May and June.
Historically, Broadkill Beach developed as a modest beach community with simple cottages. In fact, in the 1800s, Broadkill Beach was known as a “farmers’ beach” because so many visitors worked in nearby fields.
Its name derives from the Dutch word for creek (kil), with the Broadkill River emptying just north of the town into the Delaware Bay. It was known in the 1800s as Broadkiln Beach.
Broadkill Beach remains a relatively quaint beach town, without a boardwalk and with minimal public parking. The town consists largely of vacation homes, although there is a growing number of year-round residents.
Broadkill Beach does not have lifeguards on its beaches. However, the water is both calm and shallow, making it a kid-friendly beach that is also ideal for activities like kayaking. It is also close to many other great beaches, such as Lewes Beach and Cape Henlopen State Park.
There is only one business located in Broadkill Beach, The Broadkill Store. This general store is open seasonally, selling sandwiches, groceries, bait and tackle, beach toys, and souvenirs. It also rents kayaks and stand-up paddleboards, plus offers donuts for sale on the weekends.
For dining out, most residents head to nearby towns like Milton and Lewes. They enjoy popular favorites like The Backyard, Po’Boys Creole Restaurant, and the Wheelhouse. Residents also typically head to Milton or Lewes for food shopping and other supplies, or to shop at boutiques like The Vintage Underground, Unique Finds, or Farmhouse 302.
When it comes to entertainment, there isn’t a lot to do in Broadkill Beach beyond enjoying nature and the beautiful beach. Each year, residents host a Fourth of July Parade. Celebrants can often see fireworks from nearby beach towns on the Fourth, including from Lewes, Rehoboth Beach, and Cape May (New Jersey).
Broadkill Beach is part of the Cape Henlopen School District. Students attend H.O. Brittingham Elementary, Mariner or Beacon Middle School, and Cape Henlopen High School. The nearest libraries are the Milton Public Library and the Lewes Public Library.
While Broadkill Beach remains quiet and residential, its proximity to larger towns and cities means that residents truly have the best of both worlds. They can enjoy miles of coastline and the secluded atmosphere of Broadkill Beach while being able to take a quick drive to get whatever they need. This lack of development truly adds to the charm and unique character of Broadkill Beach.
