Carl Deputy and Son Builders constructs both custom and semi-custom houses in Dover. A semi-custom home is when you pick a floor plan and then choose features and finishes. When you build a fully custom home, you can design every aspect from the floor plan to the finishes,
The first step in the process involves choosing where you want to build your home. We have lots that are ready for construction if you don’t have a piece of land in mind. We can also build a custom house on your own lot.
After you have decided where you want to build, we will start the design process. For a semi-custom house, you will choose a floor plan from our 12+ options before picking the details (such as the type of counters you want and paint colors). For a custom house, our designers will work with you to come up with a floor plan. From there, you can choose all of the interior and interior features.
Once your design is set, we will provide you with an estimate and sign a contract. You can then get financing for the land (if necessary) and the construction.If you don’t have a lender in mind, we can recommend one for you.
With financing in place, we can start construction. After a final review of your design, we will prepare the land, pour the foundation, frame the walls, rough in plumbing and electrical, and put a roof on your house. We can then start to work on the interior features, such as laying tile, hanging drywall, installing fixtures, and painting.
At various points during the construction process, your project manager will schedule muddy boots meetings, where you can come to the construction site to check on the progress. We will show you what we are doing, answer any questions that you may have, and discuss any changes that you may want. If you have concerns, your project manager will make sure that they are addressed.
When construction is done, it will be time for a final walkthrough of the house. We will complete any punch list items for you. We will also show you how to use and maintain different features in the house. We will then go to the closing, where we will transfer the title of your new house to you. You’ll get the keys to your brand-new house – and can start settling into your new life in your beautiful home.
