There are three primary options when building a house: a custom home, a semi-custom home, or a production (spec) home. A custom home is one that is built to your specifications, from the floor plan to the landscaping and finish details. A semi-custom home allows you to choose from a set of floor plans and then customize some finishes and details. Finally, production homes are built in advance by the contractor and then sold to buyers.

The home-building process can be lengthy. Depending on the land, style, and size of the house that you choose, it could take a year or more to build your house. There are also factors outside of our control – like weather and supply chain issues – that can impact the amount of time that it takes to complete construction.
Generally, after you have picked out a plot of land for your house, you will work with our design team to decide on a floor plan and other features. If you are building a semi-custom home, you can pick from one of our 14 available floor plans before choosing finishes. If you are building a fully custom house, we will work with you on the floor plan and every other detail of your house.
Next, we will draft an estimate and contract for you. If you need financing, you can use this documentation to secure a construction loan. If you don’t have a bank, we can recommend a lender for you.
Once the design plans, financing, and permits are secured, then we will break ground. If your home site has already been cleared, then we can get to work preparing and pouring the foundation. Otherwise, we will clear the land and level the ground before construction begins.
After the foundation has been poured and has had a chance to cure, we will construct the frame of the house and rough in the main systems, such as plumbing and electrical. Once these elements have been inspected and approved, we will install the roof and start on the finish work of the house. This typically includes putting up drywall, painting, installing floors, installing countertops, and tiling the house.
Throughout construction, you can come to the site for a “muddy boots tour.” We will show you the progress, answer any questions that you may have, and – if possible – make changes. Our goal is to make sure that you are completely satisfied with your house, which is why we welcome your visits and your input.
When construction is done, we will schedule a final walkthrough and new house orientation. We will complete any punch list items and give you a chance to point out any issue that you would like us to fix. We will also explain how to use and maintain various features in your home.
The final step in the process is the closing. During this meeting, we will take the formal legal steps necessary to transfer the title of the home to you. After the closing, you’ll walk away with the keys to your brand-new Milton home – and you can schedule your movers.

About Milton
Located on the Broadkill River, Milton is a small town of under 4,000 people located in Sussex County. First settled in 1672 as “head of Broadkiln,” Milton was one of the earliest American towns. In 1807, it was renamed by the Delaware Legislature after the English poet John Milton. It was officially recognized as a municipality in 1865.
As a river town on the Delmarva Peninsula, Milton began as a shipbuilding town. Due to the wealth associated with this craft, there are many examples of Victorian and Colonial homes in Milton.
