Land and Home Packages In Delaware

Request A Free Consultation

Finding the right piece of land is an important first step toward building a custom home in Delaware. But buying land and then navigating the design, permitting, financing, and construction process separately can quickly become complicated. A land and home package in Delaware can simplify that process by bringing the property purchase and new home construction together as part of one coordinated plan.

At Carl Deputy & Son Builders, we help Delaware homebuyers turn available land and their vision for a new home into a comprehensive building plan. Whether you are looking for a homesite in Kent County or Sussex County, combining your land purchase with our custom or semi-custom home construction can provide a more streamlined path to homeownership.

With decades of experience building homes throughout Delaware and the Eastern Shore of Maryland, our team understands the challenges involved in developing a property from the ground up. We can help you evaluate a potential homesite, select a home design, understand construction considerations, and plan the project from initial concept through completion. We also offer land and home packages to make the process even simpler for homeowners.

What Is a Land and Home Package?

A land and home package combines two major components of building a new home:

  1. The land or homesite
  2. The construction of the new home

Instead of purchasing an existing house or buying an undeveloped lot and figuring out construction later, buyers can approach the project as a complete residential development.

With a land and home package, a builder has already identified a suitable plot of land for development for the types of homes that they build. For homebuyers, this eliminates the guesswork of figuring out whether a particular plot of land is well-suited for construction, including the type of home that they want to build. It can also make the process much faster, as you won’t have to spend the time and money involved in choosing a piece of land and making sure that it’s buildable.

A land and home package is essentially one-stop shopping for your Delaware custom or semi-custom home. It’s another way that our team makes it as easy as possible for homeowners to get into their beautiful new home.

Delaware Land and Home Package Options

Every home building project is different. The right land and home package depends on your budget, preferred location, lifestyle, and the characteristics of the property.

Custom Home and Land

For buyers who want significant control over the final design, a custom home package can provide an opportunity to create a residence around the property and your priorities. You can customize features such as:

  • Overall floor plan
  • Number and arrangement of bedrooms
  • Bathrooms
  • Kitchen layout
  • Garage configuration
  • Home office space
  • Primary suite
  • Outdoor living areas
  • Storage
  • Energy-efficient features
  • Finishes and fixtures
  • Architectural details

Building a custom home also allows the design process to account for the specific characteristics of the homesite.

Semi-Custom Home and Land

A semi-custom approach can provide a middle ground between a production home and a completely custom design. Starting with an established floor plan can simplify the design process while still allowing you to make meaningful modifications. Depending on the plan and property, buyers may be able to alter finishes, room configurations, fixtures, and other features. For homeowners who want personalization without starting entirely from scratch, a semi-custom home can be an attractive option.

Of course, you do not necessarily need to purchase land through a builder to benefit from a coordinated land-and-home approach. If you already own a Delaware lot, Carl Deputy & Son Builders can work with you to determine what may be possible on the property. Our build-on-your-lot services can include evaluating the site’s characteristics, discussing appropriate home designs, and planning for the construction.

Before you select a house plan, it is important to understand whether the property can accommodate the proposed home and what site-related expenses may be involved. If you want to go straight to construction, a home and land package allows you to take advantage of the work that the builder has already put into selecting the lot and ensuring that it is ready for construction.

Why Combine Land and Home Construction?

Purchasing land and building a home separately can leave homeowners responsible for coordinating multiple stages of a complicated project. A land and home package can help bring those decisions together earlier in the process.

Design the Home Around the Property

Not every lot is suitable for every house plan. The size and configuration can affect the placement and orientation of the home, driveway, garage, outdoor spaces, and other improvements. Topography, setbacks, access, drainage, and other site conditions may also influence the project. Considering the home and property together can help you choose a design that makes better use of the available land.

Plan for Site Development

The cost of building a home involves more than the structure itself. Depending on the property, you may need to account for expenses associated with:

  • Clearing and grading
  • Excavation
  • Driveway construction
  • Well and septic systems
  • Utility connections
  • Drainage
  • Stormwater management
  • Foundation requirements
  • Landscaping
  • Permits and fees

Some lots are relatively straightforward to develop, while others require considerably more preparation. Understanding these factors early can help you develop a more realistic project budget.

Create a Home That Fits Your Lifestyle

Buying an existing home means adapting your lifestyle to a house that someone else designed. A land and home package takes the opposite approach. You can select a property based on what matters to you and then work toward a home designed to complement the site and your family’s needs. Whether you want a large kitchen, first-floor living, additional bedrooms, a dedicated home office, an oversized garage, or generous outdoor space, you can have more control over both the location and the finished home design.

Financing a Delaware Land and Home Package

Financing a new home build can be different from obtaining a conventional mortgage for an existing house. Depending on the project and lender, buyers may need to consider construction financing, a construction-to-permanent loan, a land loan, or other lending arrangements. With a land-and-home package, you may be able to get a single loan to cover all costs.

Your overall budget may need to account for:

Project CostWhat It May Include
LandPurchase price of the homesite
Home constructionLabor, materials, and selected finishes
Site preparationClearing, grading, excavation, and related work
UtilitiesConnections or private systems
DrivewayConstruction and preparation
Permits and feesApplicable governmental and project fees
LandscapingFinal grading, plantings, and outdoor improvements
FinancingLoan fees and interest during construction

Our team will provide you with a detailed estimate and contract so that you understand exactly what your total land and home package will cost. These documents can then be used to obtain financing.

Because every lender has different requirements, it is important to discuss your plans for a land and home package in Delaware with your bank or other financial institution. Depending on the lender, you might finance your new home through one or more of the following options:

  1. Land Loans: A land loan is a type of financing used to purchase vacant or undeveloped property. Unlike a conventional mortgage, the land loan only pays for the plot itself. Because land loans are considered higher risk, they typically require a higher down payment and come with a higher interest rate.
  2. Construction Loans: A construction loan is designed to provide financing during the building process. Rather than receiving all of the funds at closing and immediately purchasing a completed home, construction financing can involve funds being released in stages as work progresses. Once construction is complete, the financing may convert to a permanent mortgage depending on the loan structure.
  3. Construction-to-Permanent Financing: A construction-to-permanent loan may combine construction financing and a long-term mortgage into one financing structure. The availability and terms of these loans vary by lender and borrower qualifications. Ask your lender how the loan handles land acquisition, construction draws, interest during construction, and the transition to permanent financing.

A land and home package may allow you to avoid taking out a land loan, as the entire cost of the project can be financed through a single loan. You should talk to your lender about your options if you are considering a land and home package in Delaware.

Our Process

The Land and Home Building Process

Building a home through a land and home package involves several stages. While every project is unique, the process generally follows a similar timeline:

1. Establish Your Goals and Budget

Start by determining what you want from the new home. Consider your preferred location, home size, number of bedrooms and bathrooms, garage needs, lifestyle priorities, desired features, target budget, and desired timeframe. Having a realistic budget early can make the process much more productive.

2. Find a Homesite

Once you understand your priorities, you can begin evaluating potential properties. With a land and home package, you can talk to your builder about their available homesites and packages. This can streamline the process because you won’t need to investigate factors like zoning, access, utilities, septic or well requirements, drainage, soil conditions, easements, setbacks, and more. Your builder will have already done this work for you!

3. Select or Develop a Home Design

Once the property has been evaluated, you can work on a home design that fits the site. Because your builder is already familiar with the property’s characteristics, they can often suggest designs that will work well for it. With a custom or semi-custom home, you can balance the home’s size and layout with the property and your budget.

4. Finalize the Project Scope

Working with your builder, you can establish the project’s specifications, including the home’s design, materials, finishes, allowance, site work, and other components. This helps everyone understand what is included in the project. Your builder can then provide you with a detailed project estimate and contract.

5. Secure Financing and Complete Approvals

Work with your lender to finalize construction financing and complete the necessary loan requirements. While this is happening, your builder can start the process of getting permits and other approvals.

6. Begin Construction

With financing and permits in place, construction can begin. This will proceed in carefully managed stages, including site preparation, foundation work, framing, roofing, mechanical systems, insulation, drywall, interior finishes, exterior work, and final completion.

7. Final Walkthrough and Closing

After construction is completed, your builder will take you through a final walkthrough to ensure that everything is completed to your specifications. After closing, you will get the keys to your new house!

Why We Think a Land and Home Package Can Be a Great Option

If you are considering building a new home in Delaware, you might be a bit overwhelmed. Let’s face it: there are a lot of options when it comes to builders, homesites, design plans, and more. The process can be stressful even if it’s your dream to build a custom or semi-custom house.

A land and home package can eliminate some of the work for you. Instead of searching out a piece of land and going through the often cumbersome work of determining if it’s suitable for building, you can simply pick a site and a builder at the same time. This reduces the amount of work that you have to do and can streamline the entire process.

Instead of spending months searching for exactly the right site and figuring out if it’s buildable, you can proceed directly to the design and construction phase after picking a piece of land from our available options. In our experience, this allows homeowners to get to their final destination (a beautiful new home) much faster and with much less stress!

We know that building a home can be exciting, but it also involves making potentially hundreds of decisions. From our perspective, a land and home package can make the process a lot easier in terms of finding a great piece of land, understanding the total costs involved, and obtaining financing. It can also end up trimming costs if you don’t need a more expensive land loan or to pay for unexpected site preparation costs.

Of course, there are also benefits to building on your own lot, whether you already own a piece of land or have your eye on some property that you think would be perfect for your needs. We can also build on your lot or help you find property of your own. Whatever you choose, you can rely on Carl Deputy & Son Builders for our outstanding construction and commitment to customer service.

What a great home-building experience with Carl Deputy & Son Builders! After 4 years of traveling the entire U.S. and Canada full-time in our RV, we chose to settle down again in “Lower Slower Delaware”, near one set of our kids/grandkids. After finding the perfect piece of property, we met with several local area home builders. In our first meeting with Carl Deputy, we knew they had to be our builders! Having never built a home before, we “didn’t know what we didn’t know” and Carl patiently walked us through the entire process. He even drove us around to a few of their model homes and nearly completed homes to give us an understanding of their building process and designs. Meeting Carl, his wife Patty, son Jeremy, and long-time office person, Marilyn, felt like meeting family! We contracted with Carl Deputy & Son just before needing to head to FL for the winter months. Their pricing was also quite competitive. From the start of the build, Jeremy took over the day-to-day supervision and they made great progress while we were out-of-state. We felt totally comfortable working with Jeremy long-distance. His communication was fantastic. He even took us on FaceTime video tours of the project and sent us photos periodically. Even though we chose an existing floor-plan of theirs, Jeremy was so accommodating with both little and big changes to make the home uniquely our own. He was patient with us, explained everything to our satisfaction, and handled on-the-fly changes extremely well. Jeremey was amazing! They had originally estimated 6 months from start to completion…and, sure enough, they were spot-on! We moved into our wonderful new home exactly 6 months from when they started the foundation work. On-time and on-budget. The construction quality and value have been excellent. Jeremy and his crew were very detail-oriented, extremely professional, and focused 100% on our satisfaction as customers. We couldn’t have had a better experience and we highly recommend Carl Deputy & Son Builders for anyone building their dream home!

We have been in our home built by Carl Deputy and Son for over a year now, and we’re still absolutely in love with it. We were impressed every step of the way. From our first call to Patty, to our first meeting with Carl, to the entire building process with Jeremy. We never felt like just another contract no matter what our budget was. They answered our millions of questions, made sure we were 100% happy with every little detail along the way, and built a beautifully crafted home just for us! And even a year and a half later, they still let us know they’re only a call away from anything we may need. If you’re looking for exceptional service and a quality built home, look no further. I will continue to recommend them to anyone looking to build a home in the area.

FAQs

Do I Need to Make Sure the Land Is Suitable When I Buy a Package?

No. When you buy a land and home package, that work has already been done for you! The builder will have evaluated the site and determined that it is suitable for construction. They can then present you with options for home designs based on the unique characteristics of the plot. Because the builder will have already evaluated the land, they can advise you of any limitations on the property and how the land characteristics will impact your home design.

Is There a Fixed Price for a Land and Home Package?

There will be a base price for a standard semi-custom home design and lot. However, upgrades and other work may cost extra. If you decide to build a fully custom home, the price will vary based on the size and design of the home and other choices that you make. Your builder will go over the estimated costs in detail before you sign any contract, making sure that you understand exactly how your selections will impact the overall cost.

How Long Will Construction Take?

Construction of a new house may take anywhere from 7 to 12 months depending on weather, permit approvals, supply chain issues, the complexity of your design, and other factors. Choosing a land and home package won’t shorten the construction time, but it can eliminate some of the steps involved in finding a piece of land for building and making sure that it is appropriate for construction.
