About Carl Deputy & Son Builders

Founded in 1986, Carl Deputy and Son Builders has spent the past 40 years helping homeowners bring their ideas to life. Whether you are building a new house from the ground up or want to renovate your existing home, we can make it happen. Our approach centers on our clients, allowing us to design and build homes that reflect your personal style, needs, and long-term goals.

We understand that the process of building a home can often feel overwhelming. That is why we prioritize clear communication and responsiveness through every phase of the project. From your first consultation to your final walkthrough, we will make sure that you are informed, comfortable, and confident in every decision.

Quality is another cornerstone of our work. We use premium materials standard (not an upgrade) in all of our builds. We also exclusively collaborate with skilled subcontractors who share our commitment to excellence. The end result is a beautiful, timeless home that will stand the test of time.

Of course, a house is more than just the materials used to build it. It’s where life happens. Whether you envision a peaceful retreat or a space for gathering with friends and family, our design team will work closely with you to make sure that every detail of your new house aligns with your vision.

Custom Home Builders in Dagsboro, Delaware

Carl Deputy and Son Builders offers both fully custom and semi-custom homes in Dagsboro. With a custom home, you have complete control over every detail, from layout and architectural style to finishes and fixtures. A semi-custom home allows you to start with one of our thoughtfully designed floor plans and personalize it with your preferred features and finishes.

The process begins with selecting your homesite. We can build on your own lot, or help you find a suitable piece of land for your new home. We also offer lots that are ready for construction.

From there, we will move into the design phase. Semi-custom homes begin with selecting a floor plan, followed by customizing finishes like flooring, cabinetry, and paint. With a fully custom home, you will work directly with our design team to develop a layout that is tailored to your lifestyle.

Once your plans are finalized, we will provide a detailed estimate and prepare a construction contract. If you need financing, you can use these documents to secure a construction loan. We are happy to recommend trusted local lenders if you don’t have one in mind.

Before construction begins, our design team will review every detail of your plan with you to make sure that it is exactly what you want. At the same time, our construction crew will secure the necessary permits. We will then be able to break ground and get construction started.

The building process unfolds in carefully managed stages. We’ll pour the foundation, frame the house, rough in major systems, and put on the roof. As each phase concludes, we will get the necessary inspections and approvals. We will also schedule “muddy boots” tours of the property so that you can see the progress firsthand. These visits will give you the chance to ask questions and be involved throughout construction.

When every finishing touch is complete, we will do a final walk-through with you. We will address any outstanding punch-list items and give you an orientation to your home’s features and maintenance needs. We want to make sure that you know exactly how to use and care for your beautiful new home and are happy to answer questions!

The final step involves scheduling a closing (just as you would with the sale of an existing house). We will all sign a lot of paperwork to officially transfer the legal title of the house to you. At long last, you will get the keys to your brand new home.

About Dagsboro

Dagsboro is a small, historic town in Sussex County with a population of just over 1,100 residents. Located in southeastern Delaware, it offers a peaceful, small-town atmosphere while still being within easy reach of the state’s popular beach destinations. Its proximity to towns like Millsboro, Bethany Beach, and Ocean View makes it an appealing option for those who want a quieter place to live without being far from coastal attractions.

Originally known as Blackwater, the town was established in the late 17th century and later renamed Dagsboro in honor of John Dagworthy, a prominent Revolutionary War officer and one of the area’s largest landowners. The town developed as a small agricultural and trading community, benefiting from its location along local waterways that supported commerce and transportation. It was officially incorporated in 1907.

Dagsboro has retained much of its historic charm over the years. One of its most notable landmarks is Prince George’s Chapel, an Anglican church dating back to the 18th century that is listed on the National Register of Historic Places. The surrounding area reflects the town’s long-standing connection to Delaware’s early colonial history and rural heritage.

The town is located about 15 miles from Bethany Beach and roughly 20 miles from Rehoboth Beach, making it a convenient home base for those who enjoy spending time along the Atlantic coast. Route 113 runs just west of town, providing a direct connection to other parts of Sussex County and beyond.

Outdoor recreation is a major draw in and around Dagsboro. Residents can enjoy nearby parks and natural areas like Holts Landing State Park, which offers fishing, crabbing, kayaking, and scenic trails along the Indian River Bay. The Assawoman Wildlife Area is also close by, providing additional opportunities for hiking, birdwatching, and exploring Delaware’s coastal ecosystems. Golfers can take advantage of several nearby courses, including Bear Trap Dunes and Cripple Creek Golf & Country Club.

While Dagsboro itself has a limited number of shops and restaurants, it offers a handful of local favorites and essential services. For more extensive dining, shopping, and entertainment options, residents often head to nearby Millsboro, Ocean View, or the beach towns. Grocery stores, retail centers, and medical services are all within a short drive.

Dagsboro is also within a reasonable distance of larger cities. Wilmington is about 1.5 hours away, while Baltimore and Philadelphia can be reached in roughly 2 to 2.5 hours, making it possible to enjoy day trips or access larger metropolitan amenities when needed.

The town is part of the Indian River School District. Students in Dagsboro typically attend Lord Baltimore Elementary School, Selbyville Middle School, and Indian River High School.

Overall, Dagsboro offers a quiet, historically rich setting with convenient access to Delaware’s beaches and outdoor recreation, making it an attractive option for those seeking a slower pace of life near the coast.
