About Carl Deputy & Son Builders
Since 1986, Carl Deputy and Son Builders has offered construction services to clients
in Kent and Sussex Counties and the Eastern Shore of Maryland. In addition to new construction homes, we also help homeowners who are seeking help with renovation projects, including kitchen renovations, bathroom renovations, additions, and basement remodels. Through nearly 40 years in business, we have developed a reputation as one of the top custom home builders in the area.
We know that building a custom house requires a lot of trust. It’s a major investment, and one that our customers want to make sure is worth the stress and expense. Our goal is to help our clients get the house of their dreams while staying on budget and providing the highest level of customer service.
Many of our current clients came to us from referrals from past clients. This simple fact is important to us, as it shows that our team builds fantastic, high-quality houses – and that our clients are thrilled with both our work and our customer service.
Building a new house can be overwhelming, with lots of details to consider and decisions to make. Unfortunately, a lot of construction companies aren’t necessarily great about keeping homeowners in the loop or answering questions. At Carl Deputy and Son Builders, we take special pride in open communication. We believe that talking frequently and answering questions is the best way to make our customers happy with the process and the end result.
We are always available to answer your calls, emails, and texts about your custom home construction. You will have a dedicated project manager whose job will be to keep you updated on exactly what is happening with your new house. Throughout construction, we will schedule tours, make changes as needed, and answer your questions.
Beyond fantastic customer service, we simply build great houses. Each of our homes is solidly built using premium materials (without any need to upgrade). We only work with trusted subcontractors so that we know exactly who is working on your house and their level of craftsmanship. We believe that the details matter when it comes to new home construction and are committed to making your house perfect for you.
When you decide to build a custom home, you are taking a leap of faith. We take our responsibility to our homeowners seriously. We will work hard to keep the lines of communication open and to build an absolutely beautiful house for you.
Custom Home Builders in Selbyville, Delaware
At Carl Deputy and Son Builders, we build two types of houses: custom and semi-custom homes. When you choose a fully custom home, you get to design every aspect of the house, from the overall design to the type of tile you want for the kitchen backsplash. If you opt for a semi-custom home, you will choose the floor plan that you like best and then select features and finishes.
We offer homeowners to build directly on one of our plots that is ready for construction or to build on your own lot. Choosing the right tract of land is incredibly important, as it can affect the type and size of your house as well as the overall cost of building. If you want to purchase land in Selbyville for your new home, we can offer you advice to help make the process easier.
Once you know where you want to build, we can help you design your new house. For semi-custom homes, you will get to choose from our collection of more than 12 floor plans and then pick the features and finishes. If you are going with a fully custom house, our designers will work with you to create a floor plan and overall design. They will then collaborate with you on all of the details, such as paint colors, countertop materials, and more.
Once we have the design finalized, we can provide you with both an estimate and a contract. If you need to get financing, you can use these documents to get a construction and/or land loan. If you don’t have a lender in mind, we can recommend one for you.
While you are working on financing and the final details, we will start to get permits and prepare to break ground. Construction will occur in phases, from preparing and pouring the foundation to framing the walls and working on the interior. At each step of the way, we will provide you with a rough estimate of how much time construction will take to complete based on factors that are both within our control and outside of our control (like weather).
We will also schedule “muddy boots” tours throughout construction. We’ll invite you to come to the job site to tour your new house, see how things are laid out in 3D, ask questions, and request changes. We will answer your questions, explain what we are doing, and accommodate change requests whenever we can.
The last steps in the process involve a final walkthrough of the property once construction is complete. We will do a new homeowner orientation for you and complete any punchlist items. We will then schedule a closing so we can transfer the title of the house to you. After months of anticipation, you will get the keys to your brand-new home.

About Selbyville
Located in Sussex County, Selbyville is a historic town that was founded in 1778, shortly after the Declaration of Independence was signed. Part of the Selbyville-Frankford Census County Division (CCD), Selbyville has a population of just over 2,000 people. It is located off of U.S. Route 113 and Delaware Route 54, not far from many of Delaware’s best beaches.
The town was originally named Sandy Branch after the 250-acre tract of land that a group of men purchased to found the community. This land was located at the head of Saint Martin’s River and contained both a gristmill and a sawmill. By 1842, the town had been renamed Selbyville after he began marking packages for delivery to his country store as “Selby-Ville.”
The town continued to expand when the Frankford and Breakwater Railroad extended shipment of strawberries to the area. The crop was commercialized by D.J. Long and the Morris Brothers, which eventually led to Selbyville serving as the prime supplier of strawberries for the whole East Coast. Strawberries were a major economic driver in Selbyville into the 1930s.
Today, Selbyville maintains its small-town charm. Agriculture remains the primary driver of the local economy, including chickens (and chicken processing), hogs, soybeans, and corn. Selbyville is also home to Mumford Sheet Metal Works.
Selbyville is known as one of Delaware’s many historic towns. In fact, Doyle’s Restaurant – the state’s oldest operating diner – is located in Selbyville.
Just 1.4 square miles in size, Selbyville remains a small town. However, it is easy to get to other places from Selbyville, including on the Maryland and Delaware Railroad or along one of the state or U.S. tours that run through town. Georgetown is just a short drive up U.S. 113, while the same road takes residents south to Maryland.
Selbyville is also known as the Gateway to the Beaches. Fenwick Island is just 8 miles away from the heart of Selbyville, while Ocean City, Maryland, is also a close drive. Many of Sussex County’s beautiful Eastern Shore beaches are just a quick drive away.
Selbyville is part of the Indian River School District. Students in the area attend Phillip C. Showell Elementary School, Selbyville Middle School, Indian River High School, or the Southern Delaware School of the Arts. The Selbyville Public Library, built at the site of the home of former Senator John G. Townsend, Junior, also serves the town.
As a small town, Selbyville does not necessarily have a lot to do in terms of nightlife or fine dining. However, residents dine at Doyle’s Restaurant, Yellowfin’s Bar and Grill, Daybreak Cafe, or Mio Fratello. They may also visit some of the quaint local shops, such as the Church Street Quilt Shop, Old Town Thrift & Grift, or Antique Junction. You can also visit Magee Farms, check out the Railroad Station Museum, or enjoy the outdoors at the Selbyville Town Park.
Selbyville is still a small, rural community with small-town vibes and charm. The town has excellent public schools and ready access to Delaware’s best beaches. If you want to live close to the beach without dealing with tourists, Selbyville is an excellent choice as a place to build your new custom home.
