About Carl Deputy & Son Builders

For 40 years, Carl Deputy and Son Builders has provided a wide range of construction services to homeowners in Kent and Sussex Counties in Delaware and the Eastern Shore of Maryland. Our experience includes both new construction and renovation projects. Over the past four decades, we have earned a reputation as one of the region’s premier custom home builders by consistently delivering exceptional results.

We believe that a home should reflect your personal style and lifestyle needs, while fitting with your financial goals. That is why we collaborate closely with each of our clients, from the earliest design conversations to the final walkthrough. Our process ensures that you end up with a home that aligns with your vision while staying within your budget.

One of the greatest compliments that we receive is that many of our new clients come from referrals. Past customers frequently recommend us to friends and family because they appreciate not only the quality of our homes but also the experience of working with our team.

We understand that building a new home can feel overwhelming. Unfortunately, some construction companies fall short when it comes to communication, leaving homeowners uncertain about timelines and progress. At Carl Deputy and Son Builders, communication is a major priority for us. We emphasize transparency, responsiveness, and collaboration at every stage of the project.

Each client works closely with a dedicated project manager who provides regular updates and remains available to answer questions. We schedule walkthroughs, discuss milestones, and address concerns promptly. In our experience, when homeowners are informed and involved in the process, it becomes much more enjoyable and rewarding.

Beyond customer service, we are deeply committed to quality. We use premium materials as our standard, not as upgrades. We partner with highly-skilled subcontractors who share our dedication to excellence. From the foundation to the finishing touches, every element of your home is built with care. We do not believe in cutting corners. We treat every detail as important.

Building a custom home is both a financial investment and a personal journey. When you step into your finished home for the first time, we want you to feel confident that you made the right choice with Carl Deputy and Son Builders.

Custom Home Builders in Harbeson, Delaware

At Carl Deputy and Son Builders, we offer two primary construction options: fully custom homes and semi-custom homes. With a custom home, you have complete control over every detail. From architectural layout and room dimensions to finishes and fixtures, your home is designed entirely around your preferences. When you build a custom home, our design team will work closely with you to develop a floor plan that fits your lifestyle, whether that includes open-concept living spaces, a chef’s kitchen, home office space, or expansive outdoor living areas.

With a semi-custom home, you can choose from our collection of more than a dozen thoughtfully designed floor plans. You will then be able to personalize the features and finishes to reflect your style. This option combines flexibility with efficiency.

We can build your home on one of our available lots or on land that you already own in Harbeson. Choosing the right lot is an important part of the process, as land conditions, location, and site preparation requirements can impact both your budget and your timeline. Because your lot is where you will build your future, our team is happy to help guide you through this decision.

Once your lot is selected and your design is finalized, we will provide a detailed estimate and construction contract. If you need financing, this paperwork can be used to secure a construction and/or land loan. We are happy to recommend trusted local lenders if you do not already have one in mind.

Then comes one of the most exciting moments in the construction process: breaking ground. Construction proceeds in organized phases, beginning with site preparation and foundation work. Front here, we will complete framing, roofing, plumbing, electrical systems, and HVAC installation. Once the main structure is complete, we will move to interior finishes like cabinetry, flooring, tile, lighting, fixtures, and appliances.

Throughout the build, we will schedule “muddy boots” tours. These site visits allow you to walk through your home during construction, ask questions, and see progress firsthand. This hands-on approach helps to ensure that the finished product reflects your expectations.

As construction wraps up, we will conduct a final walkthrough and homeowner orientation to review all systems and address any remaining details. Finally, we will attend the closing to transfer ownership of the house to you and hand over the keys to you. At this point, your custom-built home in Harbeson will officially be yours.

About Harbeson

Harbeson is a more rural unincorporated community located in the eastern center of Sussex County. It is located west of Arabian Acres and just south of Milton, Delaware. Harbeson’s center sits at the intersection of U.S. Route 9 (Lewes Georgetown Highway) and Delaware Route 5 (Harbeson Road). It is part of the Salisbury Maryland-Delaware Metropolitan Statistical Area.

Harbeson was named for a large landowner in the area, Harbeson Hickman. His father, George Hickman, purchased land in the Lewes area in the early 1800s. He also helped to cofound the Delaware steamboat service that ran between Philadelphia and Lewes. His estate, which was known as Fisher’s Paradise, remained in the family for four generations.

Harbeson Hickman was the second son of George Hickman and his wife, Mary Wolfe Marriner. He established a hardware business in the region with his older brother before heading to California in 1849 for the Gold Rush. He returned a much richer man a decade later and bought 10,000 acres of land. The town was ultimately named after Harbeson, along with a church that was built on land that he donated, the Harbeson United Methodist Church.

Harbeson is a relatively small town, home to roughly 2,000 people. Some of its major businesses include a poultry farm, Allen Harim Foods, the Dewey Beer Co., and the Homestead Campground. Many residents commute to nearby towns for work.

While Harbeson is a fairly rural area, it is close to many great parks in Sussex County. This includes Cape Henlopen State Park, Trap Pond State Park, Milton Memorial Park, Browns Branch County Park, and Killens Pond State Park. Harbeson is also just 10 to 15 miles from the coast, offering quick access to some of Delaware’s best beaches, including Lewes Beach, Rehoboth Beach, and Broadkill Beach.

In and around Harbeson, you can enjoy fun activities like Goat Joy, where you can take a yoga class with baby goats. If you’d like to sample some different beverages, you can check out The Brimming Horn Meadery or Dogfish Head Craft Brewery. History buffs can check out the Air Mobility Command Museum or go shopping for antiques at Old Wood Delaware or Magnolia Street Antiques.

While there aren’t a lot of restaurants in Harbeson, it’s an easy drive to a lot of great options. This includes The Backyard in Milton, Fat Daddy’s BBQ in Georgetown, Po’ Boys Creole Restaurant in Milton, Kaisy’s Delights in Millsboro, Zava Cafe in Milton, and Tequila Real Mexican Grill in Milton. For shopping, you might check out Gingham + Grace for women’s clothes. Many residents also drive to the nearby Tanger Outlets for a deal.

Students in Harbeson attend school through the Cape Henlopen School District. Students attend Love Creek Elementary School in nearby Lewes, Beacon Middle School in Lewes, Mariner Middle School in Milton, and Cape Henlopen High School.  Residents can take advantage of the Sussex County Library System by checking out books at the Millsboro Public Library.
