Carl Deputy and Son Builders, we offer two primary paths for new house construction: custom and semi-custom homes. A fully custom home allows you to design every aspect, from the layout to the finishes. A semi-custom home offers a more streamlined route: you can choose from one of our floor plans and then personalize your finishes and features. 

Homesite Selection

We can build on your own lot or on one of our available lots that are ready for construction. Choosing the right lot is an essential first step, as it affects cost, timing, and your lifestyle in your new home. If you are searching for land, we can help you narrow down options based on our construction experience.

Home Design

Once you have picked a lot, the design phase begins. For semi-custom homes, you can select from our array of more than a dozen floor plans and then customize the finishes to fit your style. For custom homes, our design team will collaborate with you to create a one-of-a-kind layout before helping you choose the materials, colors, and features that will bring your vision to life.

Contracts & Financing

When your design is complete, we will provide a cost estimate and a draft contract. If you need financing, you can use these documents to obtain a land and/or construction loan. If you don’t have a lender in mind, we can recommend one for you.

Home Construction

Next comes the exciting part: breaking ground! After we finalize the design, we will get started with site preparation, foundation work, plumbing and electrical rough-ins, framing, roofing, and more. Once the exterior is complete, we will shift our focus to the inside of the house. We will install cabinetry, tile, flooring, appliances, lighting, and other finishing touches.

Throughout construction, we will schedule “muddy boots” tours. During these tours, you’ll get to visit the construction site, review progress, ask questions, and ask for change orders. We are more than happy to address any concerns that you may have and will accommodate change requests whenever possible.

Final Walkthrough

The final step in the process is one last walkthrough, where we will perform a homeowner orientation and finish any outstanding “punch list” items. We will then schedule a closing to officially transfer the legal title of the house to you. At closing, you’ll get the keys to your new custom house – and you can start getting ready for your big move!

About Georgetown

Georgetown serves as the county seat of Sussex County. This relatively small town has a growing population. In 2000, Georgetown had a population of just 4,478 residents. As of July 2022, the population had increased to 7,662.

Georgetown is actually the second county seat of Sussex County. Originally, Lewes served as the county seat in the 1600s, when this area of Delaware was considered part of Pennsylvania. After a dispute over the borders, Sussex County became part of Delaware. Ultimately, the Delaware General Assembly passed a law to make the county seat more central and accessible to all residents.

In 1791, a group of county commissioners purchased 76 acres of land for a town that eventually became Georgetown. The town was laid out in a circle that was 1 mile in diameter. Today, the area within this circle (known as “The Circle”) is part of the National Register of Historic Places. Georgetown was far more accessible and better-suited to be the county seat, as it is said to be “sixteen miles from everywhere” in Sussex County.

Over time, Georgetown has grown and evolved. Its main industries are the Sussex County Courts and chicken farming. Specifically, many area farms are under contract to raise and process chickens for large corporations like Purdue Farms (which has a large chicken processing plant in Georgetown). Many immigrants have come to Georgetown to work in chicken processing, making the town far more diverse than many other small towns in Delaware. 

Georgetown is also home to the Georgetown Speedway. Race fans come from around the state to attend races during the season. Another popular attraction in Georgetown is Return Day, a parade and festival that is hosted 2 days after Election Day. It has its roots in colonial times, when members of the community would come to Georgetown to learn the election results 2 days after the election. 

During Return Day, the election winners parade around The Circle in horse-drawn carriages. They then symbolically “bury the hatchet” in a tub of sand, along with the losers of the election and the local party chairs. The festival also includes a traditional ox feast.

The Circle remains a hub in Georgetown. It includes the Town Hall, state and county buildings, and the historic Sussex County Courthouse. There are also many offices, other court buildings, and a bank lining The Circle. At the center of The Circle is a small green park with a fountain.

Georgetown has many historic buildings, including St. Paul’s Episcopal Church, John T. Adams House, the Brick Hotel, Forester’s House and Stable, McColley’s Chapel, and the First Broiler House. The Georgetown Historical Society has a museum and gift shop in town for those interested in learning more about the town’s rich history.

While Georgetown is a small community, there are plenty of things to do. This includes visiting the Delaware Aviation Museum, the Marvel Carriage Museum, the Historic Georgetown Train Station, or the Treasures of the Sea Exhibit at Delaware Technical Community College. You can also enjoy boating, fishing, and more at Killens Pond State Park, watch a race at Georgetown Speedway, or get active at Sports at the Beach.

There are lots of great restaurants in Georgetown. You might want to check out Bella Capri Restaurant and Grill, Stockley Tavern, Fat Daddy’s BBQ, Little Mexico, FINS Oyster Bar and Grill, Pizza Palace, Georgetown Family Restaurant, or Restaurante Mi Laurita. There is also unique shopping in Georgetown, such as the Georgetown Antiques Market, the Red Barn Country Store, Robin Hood Thrift Shop, Susan’s Boutique, or the Maker’s Market.

Georgetown is also in a great location if you love the beach. It’s just a quick 19-mile drive away from Rehoboth Beach and a short drive from Bethany Beach and Fenwick Island. Georgetown is just under 40 miles from the state capital, Dover. You can also be in major East Coast cities like Philadelphia, Washington, DC, and Baltimore in an hour or two.

Georgetown is part of the Indian River School District. Schools include Georgetown Elementary, North Georgetown Elementary School, Georgetown Middle School, Sussex Technical High School, and Sussex Central High School. In addition, there are multiple charter and private schools in Georgetown, including  Sussex Academy, Bryan Allen Stevenson School of Excellence, and Delmarva Christian School. 

There are also multiple institutions of higher education in Georgetown. This includes branches of Delaware State University, the University of Delaware, and Wilmington University. It is also the home of the Jack F. Owens Campus of Delaware Technical Community College.
