If you choose a fully custom home, you can design every part of your home, from the floor plan to the finishing touches like paint color. With a semi-custom home, you will choose from our array of more than a dozen floor plans and then customize the features and finishes.
We can build your house on your own lot or on one of our lots. If you want to build on your own lot, we can help you select a piece of land that will be suitable for construction.
The next step is home design. If you choose a semi-custom house, you will pick a floor plan and then make decisions about the details, such as flooring, fixtures, and paint colors. For a custom home, our design team will work with you to develop a layout and floor plan, followed by features and finishes. When your design is finished, we will give you an estimated cost and a draft contract for your review.
These documents can also be used to secure financing. Depending on your situation, you may need a land loan and/or a construction loan. If you don’t have a lender in mind, we can recommend one for you.
While you are finalizing your design, our construction crew will get the necessary permits. When everything is exactly as you want it, we will start construction. We will proceed through construction in stages, from breaking ground and pouring the foundation to erecting the walls and putting a roof on the house. We will also obtain the required inspections and approvals at each stage of the process.
During construction, you will have a chance to do walk-throughs of the project on “muddy boots” tours. You will go through the construction site with us, and will be free to ask questions or make change requests. We will explain what is happening and accommodate changes whenever possible.
When construction is finished, we will do one last walkthrough of your new house. We will explain your new house’s features and how to maintain them. We will also complete any punch list items that you may have and answer your questions.
The final step in the process is the closing. This is where we will sign a lot of paperwork so that title to your house can be transferred to you. At long last, you will get the keys to your brand new house and can schedule movers!

About Ocean View
Located in Sussex County, Ocean View is a small but growing town located just a mile from the Atlantic Ocean. Its population has significantly expanded in recent years, from 1,006 people in the 2000 census to 1,882 people in the 2010 census to 2,636 people in the 2020 census. Its growth is largely attributed to its proximity to the neighboring summer resort town, Bethany Beach.
Ocean View was originally part of a tract of land deeded to Matthew Scarborough by Lord Baltimore. For years, the area was the subject of a dispute. Lord Baltimore claimed it as part of the colony of Maryland, while William Penn argued that the land belonged to the Delaware colony. This dispute led to the slow development of the region, as settlers chose to look for land where they could get a clear title.
Over the years, the land that is now Ocean View passed through multiple owners. Ultimately, the Hall family came into possession of the land and opened up a general store. The village that sprang up around it was known as Hall’s Store, marking the Hall family as the founders of Ocean View.
The name change to Ocean View came about in 1889. According to local lore, a young man climbed a tree in Hall’s Store and saw the ocean, leading to the new name. Another version of the story is that visitors to the area were delighted to discover that they could see the ocean from the second story of houses in the village. Whatever the origin of the name was, the town was officially incorporated as Ocean View on April 13, 1889.
Ocean View remained a tiny town until the early 1900s, when it became the birthplace of the commercial broiler chicken industry. While the commercial chicken industry is no longer part of the Ocean View economy, its industry shifted after World War II. As people became more interested in visiting the Delmarva Peninsula, Ocean View experienced substantial growth due to its proximity to resort towns like Bethany Beach.
Like many small towns in Delaware, Ocean View is rich in history. You can check out the Historic Village at Ocean View, complete with the Coastal Towns Museum in the 1860 Tunnell-West House. More history can be found at the Hall’s Store Visitor and Education Center, the 1889 Old Post Office, and the 1923 Chicken House Replica. Outdoor enthusiasts can kayak or hike at Fresh Pond State Park, bike along the Assawoman Canal Trail, or explore the marshes at the James Farm Ecological Preserve. There are also many great golf courses nearby.
There is plenty to do right in Ocean View and in nearby Bethany Beach. Residents enjoy shows at Dickens Parlour Theatre, outdoor movie nights at John West Park, holiday markets, and the Southeastern Delaware Artists Studio Tour. Residents also enjoy checking out nearby Cape Henlopen State Park, Fenwick Island State Park, and the Fisherman’s Wharf in Lewes.
