About Carl Deputy & Son Builders
For nearly 40 years, Carl Deputy and Son Builders has worked with homeowners throughout Kent and Sussex Counties in Delaware and the Eastern Shore of Maryland. We build new construction homes and offer a range of renovation services. Since 1986, we have built a reputation for building premium-quality homes while offering excellent customer service.
One of the things that we are most proud of is how many of our current clients were referred to us by former clients. We know that the best possible recommendations come from people who have worked with us. Our commitment to our customers is second to none, and it shows when it comes to the referrals that we receive.
Building a custom house is a major financial investment. It can also be a stressful process, full of decisions and timelines. Our goal is to make the process as simple and low-stress as possible for our clients. With open communication, homeowners know exactly what to expect at each step of the process. We always answer calls and emails promptly and do our best to make sure that you are regularly updated.
Regular communication often results in fewer misunderstandings and increased satisfaction with the end result. We assign a dedicated project manager to each build, giving you peace of mind in knowing that your construction project is on schedule and on budget. Your project manager can answer questions, schedule “muddy boots” tours, and just generally be available when you need information.
Another reason that so many of our past clients recommend us is that our homes are expertly built. We use the highest quality materials standard in all of our construction projects. Our team only works with trusted subcontractors, making sure that your house is built to the highest standards. We firmly believe that the details matter when it comes to custom homes, which is why we put so much into each and every build.
Your new house is about more than the raw materials used to construct it. When completed, it will be the place where you raise your family, build a future, and retire to spend some of the best years of your life. We understand this and work with homeowners so that we understand their vision for their house before we break ground.
Custom Home Builders in Smyrna, Delaware
At Carl Deputy and Son Builders, we build both custom and semi-custom homes in Smyrna. The difference between the two options comes down to the level of customization. With a custom home, you can design every aspect of your house. With a semi-custom home, you will select a floor plan and then personalize the features and finishes.
For most homeowners, the first big decision is where to build their house. We have lots that are ready for construction if you haven’t yet found a place to build. We can also build a custom house on your own lot and offer input on potential properties if you are still searching for the right place to build.
Once you have decided where to build, the next step will be to design your home. If you choose a semi-custom home, then you will select a plan from our 12+ options before deciding on the finishes. If you are building a custom house, our designers will work with you to develop a floor plan before you choose the finishes.
At this point, we will give you an estimated cost and draft a contract for review. This contract and estimate can be used to obtain financing for the land and construction (if necessary). If you don’t have a preferred lender, we can recommend one for you.
While you are obtaining financing, we will secure the necessary permits. When all of the paperwork is complete, we can start construction. We’ll do a final review of your design with you before getting underway. Construction will proceed in phases, from clearing the land to digging and preparing the foundation to framing the walls to installing interior features. As each stage concludes, we will get the required inspections and approvals.
During construction, your project manager will schedule tours of the site. You’ll be able to check on progress, ask questions, and get updates. We’ll be happy to answer any questions that you may have! We can also accommodate most change orders if you have any concerns or want to switch something up during construction.
When construction is complete, we will do a final walkthrough and homeowner orientation. During this tour, we’ll note any punch list items for completion and show you how to use and maintain features in your house. The last step will be the closing, where we will sign a lot of paperwork before transferring the title of your new house to you. Your house will then be yours to enjoy for decades to come!

About Smyrna
Located in both Kent and New Castle Counties in Delaware, Smyrna is just 13 miles from the state capital, Dover. Many residents of Smyrna work in Dover, with a quick 20-minute commute south to the capital along DE-1. Like Dover, Smyrna has a relatively low cost of living, making it a great option for anyone who wants to build a home there. Its population has steadily grown over the years, and is currently estimated at 13,326 people.
Like many towns in Delaware, Smyrna was settled prior to the American Revolution. In the 1700s, this village along the bank of Duck Creek was named Salisbury. Most residents of the area knew it as Duck Creek, however. Smyrna didn’t get its current name until the early 1800s, although accounts of where the name came from (a sermon delivered by a preacher or a Greek seaport) vary.
Given its location along Duck Creek, Smyrna thrived as a community of merchant vessels. Smyrna was known for shipping commodities such as lumber, grain, peaches, and fertilizer. It also became a hub for shipbuilding.
Originally, the town was based around the Duck Creek Crossroads (known as the Four Corners of the town). Smyrna’s boundaries were first set at a quarter mile from each direction of the Four Corners. Over time, this was expanded to half a mile in each direction, making Smyrna one square mile in size. Today, Smyrna is 3.8 square miles in size (including .10 mile of water).
Smyrna has many historic buildings throughout the town. This includes the Smyrna Historic District, John M. Voshell House, Bannister Hall and Baynard House, George Farmhouse, and Peterson and Mustard’s Hermitage Farm. More than 490 buildings in Smyrna qualify for the National Register of Historic Places.
Residents can learn more about the history of Smyrna at the Henry Levin Center and the Smyrna Museum (operated by the Duck Creek Historical Society). They can also check out a show or some art at the Smyrna Opera House.
Beyond history and culture, Smyrna has a lot to offer when it comes to natural beauty. Residents can hike, hunt, and camp at the Blackburn Forest. They can also visit Bombay Hook, a 16,000-acre national wildlife refuge that contains fields, forests, ponds, and salt marshes. Delaware’s many beaches are just a short drive away on Route 13 and Route 1. In town, residents can check out Green Meadows Park, Lake Como, Smyrna’s Skateboard Park, Woodland Beach, Municipal Park, and Little League and Lass Park.
Smyrna isn’t known for its nightlife. However, there is still plenty to do in this charming small town. Some of the more popular restaurants include the iconic Helen’s Sausage House, Dari Kabab and Gyro, and Trevi Ristorante. If you’d like a drink to unwind, Painted Stave Distilling is a great option, or Brick Works for a selection of craft brews.
Students in Smyrna attend schools through the Smyrna School District. Primary schools include Clayton Elementary, Sunnyside Elementary, North Smyrna Elementary, and Smyrna Elementary School. Middle school students attend Clayton Intermediate School, John Bassett Moore Intermediate School, or Smyrna Middle School. All students in the district attend Smyrna High School.
Smyrna offers a great mix of natural beauty, history, and charm. It is close to both the beach and the city while offering a slower pace of life. It is an absolutely wonderful place to build a new home.
